Once you arrive at the condo, everything you might need for a Maui vacation is available within walking distance, including beaches, restaurants, grocery stores, shops and activities.

QUARTERLY PEST CONTROL:
The building does mandate pest control one day every quarter for all units in the building. The technicians will need access to the unit for <10 minutes to apply treatment which is non-toxic and pretty odorless. Unfortunately, I do not have any control over when they are scheduled to come to the unit/am bound to the building's announced date.
VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME.
This Vacation Rental Agreement ("Agreement") is entered into by and between the Host and Guest with respect to the subject property being booked.
• COVERED PERIOD
Your sole right to use the Property begins with the stated check-in and check-out times on the listing unless other times are approved in writing in advance by the Host. This agreement is in effect from the time and date of the confirmation of your booking of the Property.
• HOUSE RULES
Guest agrees to comply with all house rules set forth by the Host, which are provided in the Property's listing, posted on the Property, provided via platform messaging, text messaging or otherwise made available to Guest.
• BREACH OF HOUSE RULES
In the event that the Guest breaches any of the unit rules during their stay, the Host reserves the right to:
a. Terminate the Guest's stay at the Property without refund or compensation;
b. Assess additional fees for damages, cleaning, or other expenses resulting from the breach;
c. Retain all or a portion of the security deposit, if applicable; and
d.
• RENTER REQUIREMENTS:
For legal and accounting purposes, the person placing the reservation must use their legal name when booking. This person is considered to be the Guest. All other persons involved with the rental are considered to be the Guest's invitees, and all discussions regarding reservation, cancellation, and damage policies will be discussed with the Guest, not the Guest's invitees.
• GUESTS
You may not exceed the number of people stated on your reservation confirmation at any time without prior approval of the Host.
• NOISE LIMITS
- Respect the stated quiet hours on the listing. 9pm-8am
- No blasting of music or loud noise that can be heard by neighbors, even outside quiet hours.
• SMOKING:
Smoking is NOT permitted in the Property under any circumstance. Smoking is allowed outside 15 ft or more away from the property as long as butts and ashes are not left behind and only. Discard the butts and ashes in the outside garbage after extinguishing. Do not throw butts on the ground (including the fire ring – if applicable) or bring them into the unit. If there is any tobacco or marijuana smell in the home after your departure, there will be a minimum $350 and up to $2,500 penalty fine. Oil lamps and incense are not permitted due to the long-lasting odor.
• SPECIAL EVENTS & PARTIES
Special events, including but not limited to weddings and parties, are not permitted without prior written approval of the Host.
• CLEANLINESS
- There will be charges for excessive cleaning and maintenance if rules are not followed and the unit is not left in good condition as you found it.
• PROHIBITED ITEMS
DJ equipment and PA speakers are prohibited without prior written approval. Additionally, the following items are considered damaging and are not allowed on the property; you will be charged a fine of up $250 if found in violation of this rule.

• CANCELLATIONS
If for any reason beyond the control of the Property owner, the Property is unavailable for use by the Guest, the Host may cancel your reservation with only a refund of the actual fees and/or deposits you have paid.
• PETS
Pets may be allowed with prior written permission of the Host and only with an additional cleaning fee. The Host will deduct $200 from your deposit for unapproved pets.

I stayed for one week and this condo is more than fully equipped with everything you would need to have. The kitchen had plenty of utensils and equipment for cooking and there were umbrellas, chairs and more on the balcony for use at the beach. The host is very attentive and helpful. He's always available for questions or any concerns which is a huge plus. You are just one block away from a great beach. There is really no need to go anywhere else. You are also located close to great spots to eat including an amazing bakery located across the street. The bedroom was very comfortable, quiet, and cool and i slept 8hrs every night. The building of the condo is also very well maintained. I would definitely stay here again.

The property was outstanding, and Andrew provided excellent amenities to make the place perfect. The condo was close to the beach and shops, so it was convenient to access what we needed. It was very clean and had excellent views of the ocean. We would rate this as one of the best VRBO properties we’ve visited.

The location is as advertised, great view, located close to many things along S. Kihei Road. We were able to walk to the store, restaurants, beach. Owner was always available, everything was easy here. We had a great stay!

Sunsets and easy beach access. Beautiful views. Everything I needed was there. I was expecting the overall appearance, very accurately shown in listing. I wasn't expecting the tech/app integration. It was cool and very thoughtful to see the extra little touches. Make sure to utilize the guide link. Came in very handy.

We had a great stay. Cleanliness, location, communication were all superb. I’d recommend this condo to any couple. The AC is not in the bedroom so we fanned it down the hallway from the living room to bedroom. I enjoyed the coffee supplied by the owner.
