The unit DOES NOT have Air Conditioning. The unit is an end unit bordering Waikoloa Drive, so there is road noise especially during busy commute times. We are definitely not a 5 star resort, value for the money is what we offer. Please review all customer reviews for additional information, both what others view as good and bad.
Come and enjoy our piece of PARADISE!!! The comforts of home in a resort like setting with endless views! From the front, this beautiful townhome style condo overlooks the vast mountainside and turn 180 degrees and you can sit on the back Lanai and watch golfers tee off at the second hole of the Waikoloa Village Golf Course.
This condo is ideally centrally located in the comfortable community of Waikoloa Village. Check the temperature and almost daily you can expect a high of 82 degrees, while only being 10 miles from the Big Islands most beautiful beaches such as A-Bay, Hapuna, Mauna Kea and Spencer beach to name a few. Also within a 10 minute drive you can be at some of the best resorts on the Island which include shopping and restaurants. You will enjoy The Kings Shops, Queens Marketplace, and The Shops at the Mauna Lani. Waikoloa Village is also 25 minutes from the Kona Airport and about 30 minutes to Kona.
The grounds at the greens include a recreation area with tennis courts, ping pong, workout room, swimming pool, kiddie pool, Jacuzzi and community barbecues. A short 10 minute walk or 2 minute drive you will find yourself at the Waikoloa Village Center which includes some quick take out restaurants, a nice community grocery store, and a few sit down restaurants, gas station, and bank amongst other things.
The condo is a beautifully island themed townhouse style condominium which will get you in the Hawaiian Spirit. The 1100 square foot end unit has endless windows giving it a very comfortable and open feel. From the outside you will walk up a 10-12 stairs to the second floor main entry. The main floor includes a kitchen including stove, microwave, dishwasher, fridge/freezer, coffee maker, toaster, pots, pans, dishes, and utensils. The floor also has a dining room table and chairs as well as the family room which includes a celling fan, sleeper sofa (replaced in June 2023), coffee tables, lamps, comfy chair, flat screen 50 inch TV with standard cable, Wireless High Speed Cable Internet, DVD Player, Games, Books, and Lots of Movies for you to enjoy! This floor also includes a large lanai with a small table and chairs for you to enjoy the outside.
The upstairs includes 2 bedrooms, 2 baths, and a LG Washer and Dryer. Both bedrooms are newly furnished, the Master bedroom includes a ceiling fan, flat screen 32 inch TV with standard cable, dresser, closet, CAL KING SIZE Bed (Mattress replaced June 2023) , with a great view of the golf course. The Master bedroom also has a full bathroom connected with shower / tub combo. The guest bedroom is also newly furnished with a Queen Sized bed (Mattress replaced June 2023) and ceiling fan and has a nice view of the mountainside. The second bathroom is also on the second floor and is a full ¾ bath with shower.

Nice comfortable unit but street noise and renovations in surrounding units did affect it somewhat.Resort is perfect for us Overall really enjoyed our time.
Josh was great. He answered all of our questions promptly and the unit was perfect for our needs. Great place and a great vacation.
We very much enjoyed our 2 weeks stay at Josh and Evie’s condo. The location is great: being able to enjoy lots of beautiful beaches in 20 minutes or so. This is also great starting point for other adventures, like going to Mona Kea. On site, my husband and daughters had fun being able to go on the Waikoloas golf course so many times. We also enjoyed the pool. This place is very family friendly.
It was an incredible spot. Initially thought we were in Waikoloa but found out it was Mauna Lani and it was even better. Pool and hot tub were great. Our place was awesome and perfect for our family.
Josh is great to deal with. Thank you Josh for all your help! The condo is very spacious and has everything you will need. Including beach gear which we really enjoyed having access to. The only downfall was the traffic noise which we knew about going in as it was mentioned in another review. So not a complaint. Just something to be aware of and worth mentioning. There is some construction going on near by which added to the problem. But as long as you are not bothered by that it is a great spot. Location is wonderful, easy to get to golf or the beach but away from busy Kona. We enjoyed our stay.
Everythingwas awesome
We stayed here January 6-13. It was wonderful! The property was very clean and it was nice to keep the windows open and watch people on the golf course. The wild turkeys were quite a sight as well. The only drawback is the noise of the mowers early in the morning, but it was not bad. We would definitely stay again!
Was a great spot to setup family Basecamp for our Hawaiian family vacation. Love the pool and hot tub access, playing golf at the adjacent course and all the beach chairs to use. Would recommend for families.
Excellent appartment, exactly as described, would stay again and recommend to others. Pool area was lots of fun with tennis court, outdoor chess, table tennis etc.
It was like they said and showed with pictures. We spend great time, the condo is well located. We must have plug ear because of the noise of the road. Also, the mattresses should be replaced, the same for the couch!
Well stocked and super clean! Excellent maintenance by owners. Property manager was extremely helpful and kind. As seniors, we should have used due diligence about the steps going up to property and that the bathrooms were both on second level. Would highly recommend this property.

Enjoyed our stay, Josh is a great host
The property was in a perfect location to be able to travel the island and enjoy everything the big island offered. There was great amenities including a communal BBQ that we used daily. The unit did not have AC, but that was not a draw back as with the location being a bit more windy the unit stayed cool for us. We would highly recommend this property to everyone.

I loved the location of the property on the golf course. Beds were a little hard and worn, but overall - a great stay!
Overall it was a great location and I was allowed to use whatever, I found in the house. I liked that the property manager responded quickly to questions I had. They had beach chairs, towels, umbrellas, and coolers I could take to the beach. It was literally like you were at home. The only complain is that bed in one of the rooms was very squeaky. It was so noisy, it woke you up. The closets were full of stuff that it was difficult to put your own things away.
