Property Overview
This is a lovely, spacious 3 bed & 3 bath condo located in the desirable Waikoloa Village within the Paniolo Greens complex, C-206. It's only minutes aways from wonderful beaches, a grocery store and plenty of hiking and sight-seeing! The kitchen has been renovated with updated appliances and it's been freshly painted! Vinyl plank flooring and updated furniture make this condo inviting to all and a great place to relax with family or friends after a day full of adventures.
In this condo, you have one bedroom and bathroom downstairs, the primary suite and 3rd bedroom & bathroom are upstairs. There is a washer/dryer in the condo on the second floor. A wonderful open concept living room, dining room and kitchen with a view of the golf course. The upstairs rooms offer views of the lovely mountains and golf course. Each room has it's own lanai.
The primary bedroom has a queen bed, the guest room upstairs has a queen bed, the smaller main floor bedroom has a bunk bed with a full size mattress on bottom and twin on top, plus there's a sleeper sofa in the living room!

There is no elevator in this complex and there are about 20 stairs to reach the front door.
Paniolo Greens offers a tennis court, pool, putting green and outdoor grills. The condo is conveniently located right across the parking lot from the pool and amenities!
Waikoloa Village is home to a KTA grocery store, Kohala Coffee shop and a variety of restaurant options.
We have some amazing beaches that are only minutes away from the condo. Annaeho'omalu, Beach 49, Beach 69, Hapuna Beach State Park, Spencer Beach and the highly desirable Mauna Kea Beach. So many beaches, so little time!

Why stay in Waikoloa Village?!
It's the perfect town to make as your home-base. As the Village overslooks the Kohala Coast, and is protected by the mountains, some of the best weather on the island is found here! Temps are consistently in the 80s year-round. Rain is on occasion and when it happens, we all rejoyce! Night time dips into the 70s and during the winter months, into the 60s. Waikoloa Village receives great breezes which is why most condos and homes do not have air conditioning. Just open all the windows and doors and you'll get a wonderful cross breeze!
What to do while here?
You are located a short stroll from the Waikoloa Village featuring a KTA grocery store. This is the perfect little town market with a butcher, deli, bakery plus fresh island fruits and vegetables. If you forgot something, KTA also has peronal/toiletry items. In the same shopping center, there's a coffee shop, bank, a food court with Mexican, Chinese and island style food. Plus, a wonderful dining place called Pueo's with a happy hour from 5-6pm. Don't miss out on the Waikoloa Restaurant & Bar happy hour or their karaoke night!
Looking for more food options? Drive down the road to the beach and you'll find Tommy Bahamas, Roy's, Tropical Ale House and Lava Lava Beach club with oceanfront dining.
Needing to get a shopping fix in? Enjoy yourself at the King & Queens shops where you'll find Tiffany's, Na HoKu, Macy's, art galleries and more. Plus, a movie theater for those keiki while you shop!
You should the short 20 minute drive up the mountain to the town of Waimea where you'll find a craft brewery, Big Island Brewhaus, with their great beer and don't forget to try their fish bites! Waimea also offers shopping, a farmer's market and beautiful lush views.
Get yourself down to Kona where you will enjoy Kona Brewing Company, beaches, local shops and a stroll down Ali'i Drive next to the ocean. Don't forget to stop at Costco, Target or Walmart while you're in Kona.
Getting to the other side of the island is easy from Waikoloa. Just hop on Saddle Road and head to Hilo. You'll see how diverse the island is traveling across Saddle Rd where it's lava fields on either side and feels like the moon. But when you approach Hilo, it's green and lush! While on the east side of the island, check out Akaka Falls, Waipi'o Valley, Volcano Winery and of course, Volcanoes National Park.

Waikoloa Village Golf Course is right next to the condo! It was designed by Robert Trent Jones Jr and is a par 72. It plays to 6,791 yards and is situated at the 1,000 ft elevation overlooking the beautiful Kohala Coast. You'll be able to receive discounted rates as a guest at the condo. There are other beautiful golf courses in the area: Makani Golf Club, Hamakua Country Club, Kona Country Club, to name a few.
Beaches!
Lovely beaches are just a few minutes away. A-Bay is a favorite with a sandy shoreline that has a gradual water entry. Beach 69, Beach 49 and Hapuna State Park are all within 15 minutes of the condo.

This condo was a great fit for our family—super close to both the beach and our local relatives. We really enjoyed using the pool and fitness center during our stay. The space was very clean, and check-in and check-out were simple and hassle-free. The only downside was that each door in the condo had its own lock, and one of my nephews accidentally locked one. It was a little odd that each room had its own lock. Thankfully, the property manager sent someone to help within an hour. We had access to the room in a few hours. Also, the unit got a little warm at times since it didn’t have air conditioning.
The property was very well maintained, house had everything we needed plus more, location was excellent, we were right across from the pool. It was all beautiful!! Thank you guys very much for letting us use your home!
This suite was EXCELLENT for our family of 6. Short drive to Waikoloa, Hapuna and Spencer's Beach and only 30 min drive to Costco. GREAT location! The resort pool, tennis courts, ping pong table, fuse ball and large chess/checkers were a hit with it kids! Loved having access to the Waikoloa Community pool where I could swim lengths in the morning and could also hang out with the kids during the day. Will totally stay here again.
We loved the cool breeze that came off the golf course behind our condo. And seeing the turkeys and other birds that were there was fun too. I would give 5 stars, but it was not clear that the place would not have air-conditioning. The host gave us some extra fans to use. The pool and hot tub was nice as well. that was much appreciated.

This was the perfect condo for our stay. Ten minutes from the beach, clean and well maintained. Hawaiis4me (the landlord) was responsive and made the whole process easy.

This was an excellent location for coming & going while in Wiakoloa Village. Located in a way that it was easy to get to & from whatever we were headed to. We were under the impression that there would be air conditioning, there was not. Slept with sliding doors & windows open every night with fans running. While that was ok for us, I am not sure all would feel comfortable doing that. While the overall cleanliness was good, the floors were "gritty." Also the upstairs bathtub was dangerously slick. 😳 It sleeps 6, but is crowded in the main area when all were just "hanging out." Overall, it was a nice place to stay for a group that was on the go (mostly). Had to climb many stairs to access the unit, so not sure I won't look for a ground level unit next time. Enjoyed the wild turkeys that travel the golf course each day.
Loved the pool area, golf course, turkeys, nene geese, Hannah Beach. Lot of steps for elderly. Our unit needed remodeling desperately: appliances, cupboards, plumbing all old and very worn.
