Royal Kuhio Occupancy Term and Conditions
Guest(s) must abide by the condominium HOUSE RULES and any violation by Guest(s) or their invitees are the sole responsibility of the Guest. A copy of the House Rules is located in the unit.
Smoking is strictly prohibited in the building, including in the room and veranda. Violation of this rule is subject to fines and special cleaning if violated.
Pets (other than service animals) are not allowed in the unit. Please remove outdoor footwear while in the unit, to avoid incurring extra cleaning.
Please use curtain rod or pull when opening curtains, to prevent damage to equipment.
Please close lanai doors before exiting unit, to prevent wind from damaging unit items and negative pressure from building up in the unit, which will make it difficult to open and close doors.
For After Hours emergencies, defined as stoppage of the plumbing drain system, a water leak that requires shut off of the main water service to the residence to prevent serious damage to the building or furnishings, and complete loss of electricity, please contact Security in the Lobby. NOTE: Lack of air conditioning service is NOT an emergency. In case of medical, fire or police emergencies, please call 911.
Check-Out Time is 10AM. Late check-out is not permitted without advance approval, and may be subject to extra charges.
Check-Out Procedure: Please leave keys on the dining table and lock unit door on the way out. There is a $150 charge for each unreturned security keys (silver oblong key) and a $150 for unreturned room keys.
Charges after check-out. Unit are inspected by Housekeeping after check out. There will be additional charges for damages other than wear and tear to the unit. In the event of accidental breakage of or damage to items in the room, please contact our office or by email as soon as possible. All charges are subject to Hawaii general excise tax.

Awesome location; well-stocked kitchen reduces meal expenses; sleeps six on double-size (2 beds sofabed); pool is heated which we didn’t like; security & staff are friendly & helpful; need 20 USD deposit for games room
only 4 towels, flying in from Canada I don't expect to go out to buy towels, only a thin blanket on the beds, mattress very firm, pillows hard.The pool is closed until 3 p.m.,and lacking chaise lounges.The place was clean and location excellent. We managed only because it was a short stay. Considering the cost, /250 a night less then acceptable
The location is great, one block from international village. There’s a Macdonalds right outside the condo across the street. The bus stop is right outside, very convenient. There’re are a number of buses that we can take including one straight to the airport. We had a pleasant stay.
