Property Overview
Situated at 600 feet elevation on the side of Hualalai Volcano, Three Palms is a private, two-room (plus a bath) suite in a private residence in a quiet neighborhood overlooking Kailua Kona and the Pacific. The location is ideal...only a few hundred yards up the mountain from the Hawaii Belt Road (State Highway 11, Queen Ka`ahumanu Highway), one mile south of Kailua Kona town proper, and a little more than nine miles south of Ellison Onizuka Kona International Airport (KOA)(approximately 20 minutes to/from the airport).
Although the house is occupied, you need never see or interact with the owner (unless you need assistance!), as you have your own private entrance and a lanai and deck for your exclusive use.
The three rooms include one king bedroom with a garden view, a connecting bath, and a lounge that can be used as a bedroom, with a queen-size sleeper sofa and ocean views. The suite is intended for a couple, a couple with small children, or two couples (the maximum occupancy is four people), but the ideal use is by a couple who are looking for a quiet, relaxing environment.
The king bedroom has two small desks with power connections if two of you want to use your laptops at the same time (the house has 500 Mbps service, and the modem/router is just outside the room, with a mesh node in the ocean-view room, as well).
For those rare times you will want to stay in, the suite includes a kitchenette with a microwave oven, toaster, and refrigerator, as well as a Keurig brewer (coffee, tea, and hot chocolate provided), and sink. If you wish, a convection oven/air fryer, portable (but large-capacity) griddle, and barbeque grill are available. A small-capacity washing machine is also provided, with a drying rack (and a retractable clothesline in the shower).
For your stay-at-home entertainment, there's a 75-inch Samsung Smart TV with Netflix and other movie channels.
You'll have beautiful ocean and 'jungle' views from the deck, which is yours to use exclusively. There's a table and four chairs protected by an huge umbrella, useful day and night (includes soft, warm lighting), an L-shaped lounge, and two separate chairs with small table, all for contemplating the gorgeous sunsets while enjoying your wine.

This has been my favorite stay in Kona. Steve was a great host, welcoming, accommodating and friendly.The location, close to town but not in the tourist zone, was good for me.The spaces were cozy and quiet with a charming lanai.I am looking forward to returning.
Great stay, friendly and very accommodating host!
We really enjoyed our 7 day stay at Tree Palms. The ocean view was great and the unit was well furnished and quiet. We enjoyed eating breakfast and watching sunset on the porch. The location was very convenient as a base for visiting the Big Island attractions (beaches, botanical garden, volcano, farmer markets) and Costco shopping :-). Our host Steve was very helpful providing info on Kilauea Volcano eruption forecast which enabled us to catch the spectacular one day eruption. He even gave us a coupon for a nearby great Thai restaurant.
Stephen was amazing property was everything that was in the description does not have a full kitchen, but we may do the views from his deck are absolutely spectacular. The scenery of Kona was truly amazing. Definitely be a top contender for next year. Sunsets amazing

Steve has thought of everything a guest might need during there stay and is generous with his amenities. The view is spectacular and the setting so wonderful and relaxing, next to grand trees and lush greenery and with lots of privacy.
Steve was a great host. The accommodations were everything that my wife and I needed for a few days in Kona, and Steve was very helpful with suggestions. We had our own little corner to ourselves, and the view at sunset is amazing. There are cats that will make their appearance, but not once were we bothered by them or were they ever an annoyance. At this location you do share the property, so there will be some things that go bump in the night. Aloha!! And Mahalo Steve.
A quiet residential location, great setting with a wonderful view from the deck. The owner is a helpful resource with information on what to see and do in the area.
Easily the best VRBO experience we've ever had. The property is super clean and well equipped; the rate is reasonable for Hawaii and less than 10 minutes from shopping in Kona. Steve, the host, could not have been more gracious and helpful.The grounds are like something out of a botanical garden, with a view of the ocean beyond Kona and spectacular sunsets. It is blissfully quiet except for the symphony of birds singing. Anyone interested in birding would love this place; we were entranced with an array of brightly colored birds that flitted about the tree canopy in the backyard (most are not endemic, but lovely anyway). I could not recommend this place more.
Beautiful property fully stocked with anything you need.The host meets you coming from the airport and shows you around.Out back is a beautiful lanai with a breathtaking view of the ocean and a lovely table to sit at covered by an umbrella. We had a wonderful time staying at Three Palms.The host Steve was so gracious and helpful from the beginning to end of our stay. This place is so relaxing and feels like you are at home. The patio was absolutely beautiful to watch the sunset. The bird sounds are relaxing and peaceful all evening. We would definitely stay here again.

This property is very nice and well kept by owner who has a lot of pride in this. It is attached to the back of his house, but entrances and wrap around lanai are completely private. Nice King bed and a variety of pillows for all tastes. The view is amazing as us the entire yard. Perfect setting in a residential area close to everything but far enough away from the Alli Drive noise and traffic.
Very nice neighborhood and there is a sight uphill walk to the property from the street parking. Steve is very attentive and responsive to any need or question. Loved the deck view of the ocean sunsets - breathtaking and we enjoyed the 75” TV. Only negative we having to deal with tiny ants but Steve provides pest spray. We used beach chairs and towels for our beach trips
We had a wonderful stay at the rental.
We have spent a week in Steve’s place at Kona and can not be happier. First of all, the location is great, close to many activities, airport, Kona town. It has great view for watching sunsets-The place is also very clean- and we have high standards for cleaning… the owner lives in the same property so he can address anything immediately. He is very responsive, goes way beyond to make sure that you would have a nice stay. His recommendations were very helpful for us. We highly recommend staying at his place.Sayin that the layout of the rooms might be different than conventional hotel rooms. There are two rooms and they are connected by a bathroom. Also there is no full kitchen at his place but there is a great set up with everything you would need for vacation unless you really want to cook hardcore. He provided us an oven and a big grill so that we can prepare some meals at home. There is also fridge, coffee machine, microwave etc. For us none of these were deal breaker but knowing these things beforehand might be helpful. The owner was very transparent and provided additional information to us. We would definitely stay in Theee pals again

Three Palms was just what we were hoping for. Out of the hubbub of the city, but only a mile from downtown Kailua-Kona. An incredible view over the city and the Pacific. So peaceful and quiet except for the beautiful symphony of the tropical birds in the background. The property has everything we might have needed. We enjoyed the lanai so much that we got a to-go order every dinner but one, so as to watch the beautiful sunset after sunset, beating the ambiance of any restaurant in town. Very clean, and a super comfortable kingsize bed. Well stocked with many extras that you continue to discover. And if something is needed, the Owner will do his best to get it for you.
We had a lovely one week stay in this Paradise. The facilities were super clean, the bed was perfect, loved the shower and THE LANAI - oh my what a treat. Soft breezes , perfect temperature, genial host. Steve was wonderful, fun to talk with, very responsive but otherwise quiet as a mouse.
Great central location to a lot of things. Privacy...and a great view. Host was very accommodating. We would stay here again!

The view from the place was incredible - it was hard to leave. The sunsets were memorable. The location is very convenient to everything in the Kailua-Kona area. Steve was a great host with terrific local recommendations. He was very communicative and helpful when needed, but otherwise unobtrusive and went out of his way to attend to our every need. The residence/apartment is in a very quiet neighborhood and was well equipped, the bed was comfortable and linens were very nice, with a spacious bathroom, functional mini kitchen and huge smart TV. We enjoyed the large private covered deck and open lanai with sofa and eating area to take in the beautiful landscaping and sunsets. All of the amenities are well thought out. We also made friends with the neighborhood cats (-: We highly recommend this rental if you are looking for a quiet place to relax.

Awful experience. I promise you this strange man will write a long response. I will warn you of a few things: He will freely enter your private space when you aren't there. We left a light (single bulb lamp) on and the air conditioner set to keep the room at a comfortable level [68 degrees]. Steve decided this was an absolute violation: he entered and unplugged the ac, turned off the light and disabled the walkway motion lights. You should not feel secure here. Everything about this place is extremely underwhelming except the deck. The main bed is...whatever. The pullout in the living room is absolute garbage. The "Kitchenette" is literally a small closet with a shite fridge, toaster and microwave. When asked if we had anything to actually cook with he provided a grill...then promptly tried to charge us for "greasing up" his deck. We cooked 4 burgers and 4 cobs of corn. It's honestly bonkers. The place is also absolutely infested by tiny blue centipedes. Everyone in our group of four received multiple bites and the official decided "kill count" was 27. Roaches, thankfully, showed up less. But be prepared for insect battle. We ended up finding a way better place, not a home split into rental slums, and had a much better experience. Avoid this place.
Great place to stay.
Loved the view from the deck. We sat outside in the early evening. It was very quiet and a convenient location, away from the hustle and bustle of the town but close to everything. Would definitely stay again, Steve was an excellent host.
Home away from home. Steve is the best! He showed us around when we got there. He answered texts right away. There were 4 of us, so we had the pull out put to good use. It is snug for 4, but it worked. Great view from the patio. There were beach towels for us to use. The sink was outside, so we could wash a few dishes. Friendly cats around the area. A few cows next door. The only con I can think of is the pillow was a bit firm for me. This place is about 10 min drive to Magic sands beach. Many restaurants 5-10 min drive away. Would definitely stay again! Thanks Steve!
