Makani Kai is a 5,000+ square foot oceanfront retreat on Kona's famous Lyman's surf break, offering panoramic sunset views from nearly every room. Perfect for extended or multi-family stays, it features 5 bedrooms, 6 baths, 3 kitchens, multiple living rooms, and a large game room with pool, foosball, and ping pong tables. Enjoy a private ocean-view pool, BBQ area, and beach gear, plus easy access to Magic Sands Beach, Kahaluu Bay, and downtown Kailua-Kona. With spacious suites, adjustable A/C in each bedroom, and abundant entertainment, Makani Kai feels like your own private resort.
We have named our home Makani Kai which means "ocean breeze" where you can come to relax, watch the waves and let your stress melt away. In our opinion, the house is in one of the most beautiful locations on the island. Situated on the world famous Lyman's surf break, you can watch the surf and surfers ride the waves from almost every room and bedroom in the house. Guests have described our home as feeling that they've rented their own private resort on the island.
At over 5,000 square feet Makani Kai is one of the largest vacation rentals on the island. The house boasts 5 bedrooms, 6 baths, with multiple kitchens, 3 separate living rooms and a large game room with a pool table, foosball table and ping pong table. We also have a cornhole board and other board games. This makes the house perfect for extended family and/or multi-family rentals where guests still want to have their own quiet space within the house.
Three of the bedrooms have king sized beds. One bedroom has a queen sized bed and one has a double bed. There is also a double bed sized futon couch, queen sized fixed couch and several portable twin sized beds. 4 of the bedrooms have their own bathroom. Each bedroom has an air conditioner that can be separately adjusted to the desired temperature of the guest in that room.
There are three sets of washers and dryers in the house for your convenience. The swimming pool is situated on the ocean side of the house so you can enjoy the pool and watch the waves and sunset from the pool deck. The pool deck area is elevated so that the ocean view is enhanced.
The house is situated approximately 1/2 a mile north of Magic Sands Beach, which is considered to the the best sandy beach in town. One of the top snorkeling locations on the island, Kahaluu Bay is just 1 mile South of the house. The house is located on Alii Drive approximately 1.5 miles South of the main downtown Kailua-Kona area and roughly 1.5 miles North of Keauhou Bay. Alii Drive is the main ocean front road between downtown Kona and Keauhou Bay. The road is well traveled with significant noise. If you are from a quiet neighborhood you will notice it, while if you are from the city maybe less so. In our opinion, the stunning ocean views are a worthy tradeoff.
The back and the sides of the house are surrounded by forest reserve land so your only "close" neighbors are across the street to the left. In the rear of the house there is a large separate patio area that adds to the space of the house and creates a separate quiet area. The front of the house is separated from the ocean by Alii Drive.
The game room has a pool table, foosball table, wet bar and various board games for the family to enjoy.
There are gated parking areas on both the North and South end of the property that comfortably park 3 vehicles. There is also ample street parking.
In the garage there are boogie boards, surfboards, beach chairs, beach umbrellas and various beach toys for guest use.
From the main kitchen you can watch the waves while cooking or making fruity island drinks to enjoy by the pool. Surrounding the pool are multiple lounge chairs, tables and a bbq for guest use. With 8 televisions and internet in the house there is ample different electronic entertainment options for a large group, including kids.

Our family of seven enjoyed our stay at Makani Kai. The property is huge . . . allowing for multiple families to stay and spread out. You won't be lacking for any amenities when you stay here, either. We truly couldn't believe the amount of staples that were supplied. No need to run to the store when you stay here . . . they have thought of everything! The home is also very clean and our host was great in communicating well in advance check-in information and suggestions for activities on the island. : )

The property was very clean and spacious! The kitchen was well stocked for us. The pool area and grill was a nice place for us to hangout! Love this house! We maxed it out with our extended family that included six children. It has a lot of advantages for folks like us, as it offers multiple suites, two kitchens, a game room, and lots of space in which to spread out. The pool is the focal point with its wonderful view of the ocean and Hawaii’s glorious sunsets. The pool is heated in the same way the ocean is –by the sun. But the water temperature was fine for us. The on-island host was very responsive to our several questions and requests and was wonderful to work with. There was ample off-street parking for our four rental vehicles. We would gladly consider coming again.A word about encounters with “Hawaiian Natives,” as several have commented on these recently: The house is wonderfully situated right across the street from the ocean and bordered on the other three sides by wooded open space. On the plus side, you have a lot of privacy and minimal disturbance from party animals (the human kind). On the other hand, natives of the woods will have a natural propensity to wander over and check out the house. The owners, for their part, do a great job with aggressive pest control management. As the house is fully air-conditioned, we kept it closed up and the AC on. We kept the kitchen clean and ensured that no trash became an attractant. As a result, we had minimal interactions with any unwanted natives. Remember that the occasional gecko is your friend. They don’t bother humans, but they do eat in
Our family of 11 adults had a tremendous and memorable time at this 5 bedroom house. The house was very spacious and had great views of the ocean. The grill by the pool was clean, well-maintained, and plenty big for us to grill Hawaiian Chicken one night. The kitchen was well stocked with everything you need. No issues with wifi or TV. There was snorkeling equipment in the garage which was great when we went to Capt Cook's Monument. The A/C units worked great with no issues. Bottom line...our family of 11 had a blast on the Big Island and this house was a big part of why we had just a great time.
This is a large house that is great for families. We had 11 family members and there was room for all. We enjoyed the large kitchen, very well equipped and used the barbecue on the deck. Our grandchildren enjoyed the pool and the game room. Location was a little busy for walking but there are lots of small shops, outdoor markets and eating places easy to walk to.
The property in all was great but the hideous and atrocious invasion of gnats was inexcusable. Thousands everyday especially in apartment attachment bathroom. Pool lights not working and fire alarm replaced. Also replaced were three lounge chairs. Outdoor environment very poor. In need of a gardener to trim dead leaves etc from plants, general clean up outside of dead leaves. The tiles are in horrible shape. It seems like the place is really starting to show its age. Barbecue will hardly work. Stucco coming off walls, etc. BUT , all in all we had a great time. Would I recommend this place, I probably not.
Exactly what we hoped for. Great location, spectacular views, lots of space and amenities for a large group of people of all ages. Would loved to have stayed longer.
Let’s start with the Pros: This house is spacious and has a gorgeous view of the ocean. The location was perfect as well due to everything being close and sometimes walkable. (If you don't like to be next to a busy road where cars can be heard zooming and blasting loud music then you might want to choose another house.) The kitchen had ample dishes and supplies and was spacious. Cons: There are a lot of bugs and creepy-crawlies in the house in general. We made sure to keep our luggage closed and it was a little bit unnerving. We saw huge spiders, big roaches, geckos, and flying termites. I yelled a couple times as there was a roach crawling through a kitchen drawer, and again when I saw one running across the bathroom sink as I was brushing my teeth. One of the rooms had a lot of termites (this was confirmed by the co-owner (Jeff) who came to assess). The person who stayed in that room couldn’t place her bags on the floor due to the number of dead termites we sprayed. We also noticed that both skylights were leaking when it rained hard. (We were not aware of this prior to booking.) The termites had gotten so bad in that room that we were advised by the property manager to move out that room so she could spray, and they would also call Terminix in the next day. We also had a few small issues where TVs didn’t work, light bulbs were blown, and there was a broken piece of wood on the staircase. Overall, if I did come back to Hawaii I would NOT stay in this house again.
The property and house were amazing. The location is great. The morning sunrises and evening sunsets were spectacular. You could hear the oceans waves from all of the lanai’s and the pool deck. There are some indigenous bugs that inhabit the house like ants and Cane spiders. That was a little unnerving and took some getting use to for all of us. All the air conditioners work extremely well in each room. However, one of the smaller rooms upstairs that has a washer and dryer in it does get warm when they are in use. The property is well maintained and is really an incredible place to stay. We would stay at this location again, especially if the eight of us, or more, ever made our way back the Kona. The only downside to this property, other than the ants and spiders, the property management requires you to wash all the towels, including the beach towels. We found this to be very unpractical. Having to do this meant we could not shower at 3:00 in the morning before our flight home. That was disappointing. Overall, a great place for family and friends to enjoy Hawaii!
The house is really large and had plenty of room for multiple families to have their own space. Lots of fun activities with pool, pool table, goose ball, ping pong, board games and lots of TVs. It’s in a great location- super easy access to downtown Kona, shopping, restaurants and snorkeling. The beds were comfortable and we really liked having our own bathrooms except for the upstairs double bed room- they had to go downstairs near the kitchen to use the hall bathroom at night. The view from the upstairs bedroom balcony was spectacular!!On the downside- even keeping all doors and windows closed there were quite a lot of bugs- lots of termites and cockroaches and a few of the biggest, fastest spiders I’ve ever seen. We were all a little wigged out from the bugs and spiders. I wish the pool was heated as it’s a bit chilly and never really warmed up. Suggestions: I wish there was a hot tub.The floors were really dirty- everyone’s feet were black from walking around just a little bit on the floors. The creepy crawlies made it a little tough for anyone to feel like laying out or relaxing on the patio. More seating in the main living room where everyone could sit in the room to watch TV- or bean bags , or other things to sit on. Half our group had to sit in kitchen chairs. Trim the hedges so you can sit on the patio and see the beach. Put a TV in south bedroom. Get rid of the termites- we probably killed 100-200 over the week.
Our entire family celebrated our anniversary here and loved it! Plenty of room for four families, nice pool and fantastic views! Traffic was a little busy/noisy, but not bad and settled down in the evening. Overall a wonderful time and place to celebrate!

This property did not disappoint! It is a beautiful space for a large family or a couple families wanting to share common areas. We absolutely loved this property and will highly recommend it and rent it again!
The house provided private bedrooms along with numerous outcoves for additional privacy or small group activities. Location was convenient for all our activities and less then 2 hrs
The home was really comfortable and quiet. The bedrooms were spaced out so that the baby didn’t wake anyone but mom and dad! The pool was great especially for the kids. We we able to go to sites both north and south easily - and we could even walk to a great beach. Everyone loved the place.
We had a group of 12 gather for the holidays. The house was amazing and spacious and had everything we could possibly need. There is a beautiful ocean view and awesome spot to check out the tidepools right across the road. All of our kids loved the pool and various toys and fun stuff in the house. Our family enjoyed this large house so much! Watching the surfers.. and watching baby goats play behind the house were bonuses! The owner communicated promptly.. we felt so welcomed with the goodies, lights on, music on, etc.. Magalo very much🌺
This beautiful 5 bedroom home on the ocean accommodated our large family extremely well. Everyone had their own space and we didn't feel 'on top of each other'. Very clean and well stocked for making family dinners. There was plenty of pool and beach gear for our use. Everyone loved the game room. Ken, the host was wonderful! He quickly responded to any questions that I had and provided me with all the information I needed for a successful and fun family reunion. I highly recommend this property!
This house is huge with so many sitting areas. Great for a large family
Great location and setup for large extended family providing space and all the amenities necessary for a week. Access and location was great for beaches and shopping. We all had a great time!
This is an absolutely amazing place for larger groups with the space enjoy together and privacy at the same time. We were a group of 9, and everyone had the space they needed. We found the home to be clean and neat, and we were greeted with an awesome fresh fruit platter in the kitchen. The location was very good. Close to all the fun stuff in Kona, and a reasonable drive to Volcano National Park, Green Sands Beach, etc.. It is on a rather busy road that has traffic for most of the day, but that did not deter us from fully enjoying the patio and pool in the front of the house. The open-space on 3 sides allowed us to take in the nature of the island. The house itself was well laid out. It should be noted that the middle bedroom upstairs does not have easy access to a full bathroom. Whoever stays in that room will need to walk through another bedroom to get to a shower/bath tub. That said, we were able sort this out relatively easily. The kitchen had plenty of space to prep multiple meals at the same time. The dishwasher made cleanup easy, and the pantry had lots of room. Three refrigerators in the home allowed for more than enough space to keep all the food and drinks cold and fresh. The game room with attached wet bar contained Foosball and Billard/Pool tables which provided great evening entertainment. Internet access throughout the home was great, such that a couple of us were able to get some work done while there. Overall, we had a great time.
Great house for multi-generational group. TV's need instructions. Could only get the one in the bedroom of the separate unit to work. Normally wouldn't care since we didn't go there to watch TV, but we landed on the day a hurricane was supposed to come in and wanted to see the reports. Also, one set of laundry machines were out of service, and they want you to launder all towels before you leave. This was a challenge for a group of 12 swimming and showering all week. But we managed. All in all, we loved the house and would rent it again.
A beautiful though well used property which suited our needs for 14 family members perfectly!! Here to gather to celebrate my late Husbands life. Plenty of sleeping accommodations, well equipped kitchen and bathrooms, knock dead views, wonderful pool and game room. Fantastic memories made!
House was as promised, great location and plenty of space for the family/couples that came to help me celebrate my birthday. Only a few hours to drive south or the other side of the island for site-seeing an activities. The Royal Luau was just up the road, great show and food. Sound of the ocean cut down on the road noise at night, as I left my doors/windows wide open to enjoy the ocean breezes. (Remember to keep the screens closed). It had everything we needed to play in and relax by the pool. Would recommend for large or multiple families. Thank you, James, for being responsive to our questions and needs. We all enjoyed our vacation in your home.
The house is in a great location with gorgeous views. It is well stocked and comfortable for a large party.
Nice property, but a little dated. There are broken tiles around the pool. The floors were very dirty. And many cockroaches and assorted bugs.
We spent a week at this location. It included my grandparents, parents, siblings, and their spouses for a total of 9 adults. The house was clean and well kept. We used the house in its entirety and loved it. We were originally a little put off by and nervous after reading recent reviews so wanted to share our experience. Yes, we had the occasional spider and cockroach. This is to be expected in any tropical location. It did not disrupt our stay in any way. We just killed them and moved on. The amount was not excessive, scary, or to the level I was expecting after reading some of the other reviews. We did make a point of putting food away right after we were done to try to keep bugs to a minimum. We enjoyed coffee in the morning out by the pool. We could see and hear the ocean from the pool deck and the balconies. Every morning and every evening we could watch surfers which was fun. We enjoyed the pool every day and loved this amenity. The downstairs stayed very cool. The upstairs bedrooms were warm even with the air conditioning running but the rooms did stay cool enough to sleep. The location is amazing with beaches, restaurants, and shopping close by. The communication with the host was pleasant and quick. We thoroughly enjoyed our time and would recommend this location to anyone.
This property was perfect for our family of 12. We stayed two weeks and wished it was longer. The house is equipped with everything you would need. The pool was an added plus especially for the children. All in all I can’t express enough how much we enjoyed the house accommodations.
This is a nice, big house on a main road in Kona. The kitchen and pool were amazing for our mixed generation group of 10 people! There are a lot of awesome things for use like beach chairs, a cooler, beach cart, etc. The kids loved all the board games, the pool table, table tennis table, and foosball. However, if you are squeamish about bugs or have arachnophobia, I would not stay here. We encountered numerous cockroaches and 8 cane spiders in the house/garage during our ten days. The house backs up to a jungle area, is older, and is not “airtight.” There are some openings in the walls where we could see bugs were able to get in. The doors, especially the garage door, did not close all the way. We blocked many of the doors with towels, but there were still a lot inside the house. Many people would not mind encountering cockroaches and spiders, but if you do, I’d look elsewhere. The house could use a lot of updates/maintenance to justify the nightly price. Ken was awesome with his communication. An excellent host! We had an awesome trip!
It is a beautiful house. Lots of room to spread out. The sunset views were incredible! Close to great beaches and restaurants. The house could use some minor maintenance. A new dishwasher- no one wants to wash dishes on vacation. And the sliding door to the patio/pool area needs to be repaired. We still had a wonderful time and would recommend this house.
When we,11 family members, arrived at the house, we were so happy with the view we thought this is going to be a 5 star place, then we went into the house. It is so misrepresented by the pictures on VRBO. It needs so much updating inside. We had unusable broken sliding door in the north downstairs unit, no blinds to keep out sun so was so hot in the afternoon. Have to keep 3 wood entry doors locked because no latches on them to keep them closed. Windows do not close properly, so hence the big roaches coming in at night. Very large spider found in bunk bed where child slept. Lightbulbs blinking. Outlets in parts of house unusable. Air conditioning didn’t work well in one bedroom. Dishwasher shelf broken. Refrigerator rusted. The house was well stocked with necessities. The pool was sparkling and really enjoyed. Lots of patio furniture around pool, but back patio was totally unusable. The traffic was loud on the street but not a bother to us. I would still recommend this house because of the view and location, but hope owners take heed and do some much needed work. The house just didn’t reflect the amount of money we had to pay for our 6 days.
What started out as a nice family vacation, soon turned in to a horrific nightmare. There is so much wrong with this house and misrepresented. Windows are dirty, some screens were missing from windows, doors would not seal, appliances were broken and not working properly, lights were burned out or malfunctioning in very important areas, such as the main entry coming up on the south side of the house Where there was no lighting in the evening and in the house going down to the garage. The air conditioning was substandard in many parts of the house The main entry lock does not work very well. The patio area in the rear of the house was totally unusable, there was mold on the covers, covering the porch, leaves and debris on the counters and sink, there was a paver next to the porch that had a huge hole under it, it gave way and I fell in. Few sinks were not draining. The floors are filthy as was the barbecue, no brush to clean it. The listing should mention the heavily traveled and loud road between pool area and ocean. Now let’s get to the bad stuff, at every turn inside and out we were met with cockroaches, we had four separate occasions where there was a cane spider in the house, these things are huge and freaked my wife and my mother, totally out and rare but if bitten they are poisonous. “The last straw” we had a big rat getting on our counters and into the food every night, I will not go in to the graphic detail how this ended. Needs $50k to make safe and rentable
It was an amazing stay. The house could use some updating. Also, don’t leave ANY food on the counters. There must be a mouse or some critter that comes out at night and snacks. Otherwise it’s an amazing place to stay while you visit. ❤️❤️
Family had a good time. Loved the pool and pool table especially. Information sent by owner helpful. Just could not figure out the TVs. About the cleanliness. Mostly OK but the floors could have been cleaner. The 2 year old was barefoot right off and had the dirtiest feet I have seen on any child who was indoors. And, just how old is the toaster? Owner was quick to respond when I had a couple of things that needed to be taken care of. I am just not a bug person and that bothered me. Sorry Micaela (Mickey) Talbot
The home was wonderful! We enjoyed watching surfers from our deck, tidal pool across the street with so much life. The house was well stocked, a place for everyone with lots of games etc. We were welcomed with a huge fruit basket. Beaches very close and several great farmers markets. Sooo many beach toys, and we spent a lot of time in the pool! A+
Came here to celebrate daughters birthday
Our extended family stayed for a week for my daughter’s wedding. The house exceeded our expectations. It is spacious, comfortable, and very well equipped. The outdoor spaces are wonderful: everyone especially loved the pool, the afternoon sun on the patio, and eating our evening meal outside while watching the sunset. I highly recommend this rental; it is clean and well managed.
The house is in a great location with an easy short walk to the first trolley stop at the stones church. so many beach items included in the garage. The kitchen is fully stocked with all needed cooking supplies -oils, spices etc. There are 15+ beach chairs and towels. The house layout is great for families - large dining room table and t kitchen. Be sure to read the cooktop directions as it’s pretty tricky- they are in the drawer. We had quite a few run ins with large roaches — all we were able to kill. if parking on the left side driveway, let your passengers out before driving up the incline or you will bottom out the rental car. The screen doors all need new screens and or replacing. They were difficult to keep on the tracks and almost every one fell out during use. Bought lubricant to spray the tracks but the wheels on top are too worn. The window sills haven’t been cleaned in years it’s very clear to see. We had two cane spiders in the house at two different times- one on our last day of which I informed the cleaning person. She and her husband were very nice people- we met them when they came to change light bulbs. The owner was very responsive to texts when I reached out and on day 8 the maint. man came and installed a pool vacuum. Surfers parking is next to the house, busy area but fun to watch. The police were there to shoe away overnight parked cars many nights. The hedges need trimming so you can see the water. For the price, the items above need to be addressed.
3 Couples, we each had our own Suite! Owner responded immediately with handyman Ty to solve a minor issue. Home lived up to all the hype to be the perfect home for a perfect vacation to the Big Island! We are already planning another trip to this island, and to stay in this Home.
Worked well for our group, fun time was had by all.
