IMPORTANT: Hawaii Senate Bill 1396 (SB1396) has been signed into law by Governor Josh Green. The legislation, signed on May 27, 2025, increases the state's transient accommodations tax (TAT) and introduces new fees to fund climate change mitigation and environmental conservation efforts. The law raises the TAT from 10.25% to 11% starting January 1, 2026. Since Vrbo has not updated the tax percentage to the new amount we will request it separately.

This lovely custom immaculate 3 bedroom, 3 bath oceanfront vacation home features a breathtaking 180 degree view of the Pacific Ocean from the large tiled lanai. Koa Hale is gated for privacy with a garden courtyard and parking for 2 cars.
Centrally located (Near the 4.5 mile marker on Ali'i Dr), Koa Hale is within walking distance of Kahaluu Beach Marine Reserve, one of the best snorkel spots on the Island. So grab an underwater camera and spend the afternoon at the beach. Koa Hale is only a few minutes from shopping, restaurants, deep sea charters, golf and 4 1/2 miles south of Kailua Bay.
Koa Hale has many features to make your vacation the very best. The lanai has it all! Hot Springs spa, lounges, exterior dining area, gas BBQ and 180º view of the Pacific Ocean, make this the perfect vacation home and a great place to relax with family and friends. The entertainment area, formal dining area, kitchen and bar are centrally located in the home (wonderful for entertaining) with a large glass wall that opens onto the lanai bringing the outdoors in and filling the home with the soothing sounds of the ocean and a cooling sea breeze.
Features of this home include remote controlled Air Conditioning system in each room (SMALL FEE of $25 PER DAY), Birch wood cabinets and granite counter tops in both kitchen and bath areas, white stone tile in all bath areas, large soaking tub (jets don't work) in the main bedroom bath, rare Koa wood flooring throughout home, etched glass entry, remote controlled exterior blinds and awning, Hot Springs Spa. This home also features FREE wireless Internet, CD, DVD, cable flat screen TV's with tons of channels.
Full kitchen with double door refrigerator freezer, ice maker and filtered water dispenser, self cleaning oven, microwave, and bar area. Laundry room with large capacity washer and dryer. We provide all linens, beach towels, house supplies, gas BBQ with extra propane. There is always a bin of snorkel stuff, reef walkers, a couple of boogie boards and ice chest.
All the beds in all 3 bedrooms are new, gel type, high standard beds for a good night sleep. Martha Stewart bedding.
Check-In: No earlier than 4pm on the day and date indicated on the rental agreement. Early check-in may be permitted if the house is ready, and must be pre-arranged with landlord. The additional fees for early check-in are $50 for 2pm check-in, $110 for 12 pm check-in, $220 for 10 am check-in.
Check-Out details and information: Tenant must and agrees to vacate the premises no later than 11am on check out day. Tenant's security deposit will be jeopardized if you do not vacate the premises by 11am unless otherwise agreed to in writing. Late check-out may be permitted if there is no new tenant arriving the same day. Late check-out must be pre-arranged with Landlord. The additional fees for late check-out is $150 if checking out between 11:00 am and 7:00 pm.
BBQ propane and extra tank provided at not additional cost.
We provide initial supplies of the following (if you run out of these supplies, please purchase them yourself).

If the property requires extra cleaning and/or excessive laundry, the amount the cleaners charge for extra time will be deducted from the damage/security deposit. This includes but not limited to excessive sand in hot tub, unrinsed snorkel/beach gear, etc. Also, if there are any missing items, the charge will be deducted from damage/security deposit.
*For stays over 17 days there is an added cleaning fee of $180.
We also offer a discount of $25 per night for returning guests applicable only when booked for a stay during the months of April, May or September. (Discount is not available during peak season months). Call or e-mail us for more details.

Location was great and waking up to the sound of the waves priceless! We were initially concerned about road noise, but that wasn't an issue at all. We really enjoyed a nice relaxing stay. Our only regret is having our flights misconnect on our first day and missing a night in paradise.
AC was a lifesaver for off-islanders. The kitchen was well-equipped and the Lanai was perfect setting for breakfast. We used the bar counter for morning espresso and evening drinks. I would absolutely stay here again. Thank you, Rebecca!
This home is absolute perfection. Everything is top of the line,from the home itself, furniture, appliances, hot tub. I honestly didn’t even think we would use the hot tub but it was so relaxing every evening. The kitchen is well stocked. Plenty of bath and beach towels. Located walking distance to the best snorkeling I’ve had. Oh, and TP! I’m so tired of paying thousands of dollars and they give you 4 rolls of TP for 4 people for 10 days. Nope. No skimping. I hope to come back but unfortunately the price has increased quite a bit. It’s worth it but may be a bit steep for me. Just do it!
This is a beautiful home with a large lanai overlooking the ocean. Watching the waves crash on the rocks and going to sleep to the sound. Located close to town and walking distance to Magic Sands beach. A large beautiful King bed main room w en suite and soaking tub. Access to the lanai. A queen bed en-suite sits on the other side of the house also with lanai access. Plus a hall bathroom and bunk room. Well stocked and comfortable this is a vacation home that you will remember. We can’t wait to return.

We had such a great time in this wonderful oceanfront home. We spent a lot of time on the deck that had the most amazing views, eating all our meals there. We appreciated that it was so close to a great snorkeling beach. The beds were comfortable, the kitchen well appointed and the host was helpful. Highly recommend!
it was a beautiful house and had just about anything you would want to use but it was super hot when we checked in so it would've been nice if someone had turned the air-conditioning on an hour before check in time, the hot tub leaked also it could've been a little cleaner but all in all it was a nice stay.

Beautiful home and beautiful views! The "backyard" was full of yellow tangs, the resident turtle, and spinner Dolphins almost every morning. Snorkeling out back was challenging with a hurricane in the Pacific (waves were very kicked up, the surfers loved it), but we did get out the last few days and it was amazing. The location is a very short 3 min walk to one of the best snorkeling spots on the island and central to everything without being in the middle of chaos. Episode 31 eruption was a lucky event to catch! The home was well appointed with everything we needed. Beds were comfy after a long day in the sun. No issues with bugs at all, but we were very careful. Hot tubs are not usually our thing, but by the end we couldn't wait to finish the day there. The property manager was incredibly responsive and helpful. Really no complaints at all renting this home. We had a fabulous 2 weeks and would love to book again!

This location was the perfect place for our group of 6 to enjoy our first time on the big island. The pictures do not do this place justice. Excellent location! The ocean is spectacular and you can easily walk to a beach with lifeguard or explore the rocks below. The house was an easy drive to our booked activities in Kona.The kitchen was well stocked and we were able to prepare meals at the house easily. The washer and dryer were also helpful.We did drive to Hilo side a few times to watch Kīlauea and having a real cooler to use was very appreciated. There were other beach items to borrow as well, such as chairs, noodles, water shoes, snorkel goggles and fins.The hot tub was enjoyed and a great place to relax after hiking in Volcano NP.One of the first things we saw when we arrived was a sea turtle to greet us, right behind the house!Book this home for your visit. It made our trip very special!
Lovely home with great layout and beautiful floors. I personally appreciated the beach and snorkeling gear. Loved having coffee on the lanai. The hot tub was big enough for four adults. We had a wonderful stay in a splendid house with a breathtaking view (what a terrace!).Everything was just perfect: location, comfort (especially the beds), impeccable cleanliness, smart room layout, parking and proximity to supermarkets, beaches and restaurants. Supplies, accessories and basic necessities were there and in sufficient supply.The only minor criticisms: waking up at the crack of dawn due to the absence of effective shutters or curtains in the bedrooms...so that by 5.45 a.m., it was no longer possible to sleep. Perhaps an alarm system should be installed to reassure those who want it and modern showers.We'll be back if we can, for sure !
We love this house! This is the second time we've stayed here! It has everything we need and the communication is top notch. Also the marine life swimming by each day is so amazing to see! :)
We were 2 families staying together (4 adults and 3 kids) and the place was perfect for our group. There was plenty of space for everyone for sleeping and relaxing. The location is perfect. South of the busiest section of Kona (but close) and close to a grocery store. Also you are in between, and within walking distance to 2 of the best beaches in the area. Last callout is the deck...it is an unbelievable view and space. In March we had a perfect sunset view every night. The place is everything you want in a vacation home on the big island.

Beautiful views and perfect location. Our kids enjoyed searching the coves for fish and sea shells. Walking distance to a great beach for snorkeling and surfing. Drive to town for food and drinks is convenient. WiFi was a little spotty but once we reset the router it improved.
This is an awesome house with an amazing view and at a great location. We spotted whales close by from the lanai twice! It’s well equipped and has comfortable beds. AC units work well and are quiet. We loved it and will definitely be back!
We loved every minute while at this beautiful paradise. The lanai was the show stopper and our absolute favorite. The surf was pretty rough during our stay but it made for a spectacular site during high tide. It never got old sitting and watching it.
Home was in a great location with a lovely outside area and hot tub. The view and the sound of the waves were amazing. There were beaches in both directions and a shopping plaza close by - all within a 20 minute walk. House was very comfortable and well stocked and instructions/directions were clear. A wonderful vacation for a family of five.
Plenty of room for 6 adults, the sound of the ocean to fall asleep to was wonderful. Watching the crabs on the lava rocks and the little red headed birds. Would love to come back again, very comfortable home. Thank you
Great property our second stay there. Would definitely stay again if we visit the Big Island.
You can not find a property any closer to the ocean than this! Watch the Yellow Tangs up against the lava rocks every morning and if you’re lucky you also see spinning dolphins (we saw them twice around 7:15 am, as well as 2 years ago). I love to snorkel and you can walk 10 mins to Kahalu’u for the biggest variety of fish you will see anywhere on the island (2 steps is a 30 min drive, which I recommend, but not as varied). The house is well taken care of and cleaned impeccably. You will find everything you need, even plenty of laundry detergent, paper towels, napkins (we bring/buy bath soap vs. the mini’s provided). Beach chairs, umbrella, towels, snorkel gear, boogie board, your vacation is set! Start you day with coffee in the jacuzzi and enjoy that ocean view!
Beautiful home on the cliffs. Spent hours on the lanai enjoying the views and sunsets. It is pricey, but worth the splurge. Be aware that the original cost posted of $499.00/night balloons up to $800.00/night with all the fees, taxes and air conditioning. Still worth every penny
Our group of 7 really enjoyed our stay here - did a lot of cooking, gathered around both the dining room table and on the lanai. Highlights: the view, location, large master bathroom, parking for two cars, sunsets…Minor needs: updated frying pans, new water filter on fridge, parking two cars inside can be a bit tricky - however, overall this house was a highlight of our trip. We stayed at the property for 4 days and it was wonderful, from the location to all the memories we made. We were able to see a turtle and lots of fish right from the balcony. We definitely made some wonderful memories here and will be back soon.

This home was large, spacious, and had a beautiful view of the waterfront. The many bathrooms were helpful for having a larger party, and the kitchen was also pleasantly well-equipped with pots, pans, and other cooking utensils. Would recommend for groups! Check in was simple as well!
Good location
Been to Kona many times but this was the first staying at a VRBO. This property was everything it advertised and the host was extremely responsive and accommodating. Visited with friends for my 50th birthday and had an amazing time. The property was perfect for 6 adults and I would reserve it again in a heartbeat.

I took my adult kids to Kona. The house was beautiful and you could listen to the waves crash on the rocks at night. Such a clean and cozy place. Excellent view for those fabulous sunsets. We did get a glimpse of the local turtle and lots of brightly colored fish right from the balcony. We snorkeled right down the street and were not disappointed, tons of fish and so many colors!!! I was worried that with all the people snorkeling there it would scare all the fish away… not, not at all. Parrot fish, puffer fish, and all the others you would hope to see.The automatic sunshade helped keep us cool in the afternoon. Everything you needed was there to make our stay worry free. Would definitely recommend this home for a relaxing and quiet vacation. Close to town, and a fully packet grocery store literally blocks away. Thanks again for making it a memorable experience.
Great location on the ocean just beyond downtown Kona between beach and great snorkeling spots. Home has a nice layout and 3 fulls baths. Well equipped kitchen, baths, and bedrooms (nice mattresses and pillows, sheets and towels). Property manager easy to communicate with. Electronics are dated and dusty, but most people aren't sitting in front of the tv ;). We would stay at this home again. Mahalo!
We were a 4 generation group and this place was wonderfully accommodating for that. I’ve stayed in many VRBO places and I give this one an A+ on NOT having stuff small or ‘medium’ children are going to get into. Parking for 2 cars inside the gate was tricky but there’s an easy space outside the gate too. There are great tide pools right in front of the deck/lanai but you need some good swimming skills to enter the water there. The yellow tang are always there and visible, and the turtle stopped by often. No question we would return
We LOVED our stay in this home. Being right on the ocean was amazing. My son saw sea turtles when snorkeling by the house. We enjoyed beach time, coffee tours and other island exploring. The location made it easy to go anywhere. We appreciated the well-stocked kitchen and the games provided. The hot tub was another bonus. We highly recommend this home for a family getaway.

This was our second time staying here. The location cannot be beat...ocean front and although right on Ali Drive, you cannot hear the traffic. The house could use some updating but that seems to be typical. We had an issue with the outside gate, notified management, but did not hear back. We should have reached out again about the issue, but didn't. All in all....it's a great place to stay.
Nice home, great view of ocean. Great location within walking distance to a couple beaches, one for snorkling. We were able to see many fish and a sea turtle! Family definatly enjoyed their stay!
We loved it from the moment we looked through the front doors all the way out to the Ocean. It was perfect for us. We came to the big island to see and spend time with our daughter Clare who works for Dolphin Quest and could not get time off “busy season”. We cooked New Years dinner and ate on the balcony with the sun going down. What a lovely memory in this wonderful house. Very comfortable beds. Great kitchen, wonderful sitting and dining area. 5 stars.
