The Guest's rental charges are based on normal electricity usage. Due to the higher cost of electricity in Hawaii, guests are encouraged to conserve energy by turning off fans and lights in unused areas or when not in the house.
If the Guest's electricity usage results in unusually high charges, the Guest agrees to pay for additional costs beyond what is considered normal for the Property. The maximum electricity charge included with this rental is $200 per month.
This home has a 30-night minimum reservation requirement due to association rules. The Property will be exclusively available to the renter for a full period of 30 days, with no other occupants allowed during this time. Rates are based on a 30-day rental period. Please inquire for availability.
All guests are required to sign a rental agreement with the Property Management Company, Luana Hawaii Realty in addition to providing a Security Deposit if they stay at this property. Inquire within for specific details Jumping into the pool, making excessive noise in the neighborhood, and any other disruptive behavior are strictly prohibited. Violation of these rules may result in eviction without any refund.
For stays exceeding 30 days, mandatory mid-stay cleanings will be scheduled every 30 days. The cost of these cleanings will be added to your total rental price and is the responsibility of the guest.
All Reservation Requests greater than 12 months in Advance MUST be approved in advance by the Broker In Charge. Rates are subject to change.

There were pros and cons regarding this property and our 7 week stay. Firstly, although we heard the house had been cleaned before our arrival, it was not very clean. Kitchen garbage container had dried food stuck to the lid and outside. It was listed as “sleeps 10 people”. But, the kitchen had only dishes and utensils for eight. We had to buy plates, steak knives, coffee grinder, baking sheets and a drying rack. It was listed as air conditioned but, only the master bedroom had a unit. We were not allowed to put the heat on in the pool. So, the first month (February) we were there it was not used at all. It had two inflatable beds we could use. The one in the office was just filthy. We had to clean it before use. The beds would not stay inflated so numerous times per day we had to re-inflate. Two pros….the neighbors were so friendly and helpful. Also the location of the house was great.Would we rent this house next year when we return? Definitely not. We were disappointed.

Overall, I recommend this vacation rental. Reviewer Comments: The ocean views were spectacular, and the home was beautifully refreshed and maintained. The spacious rooms and the infinity pool made our stay so enjoyable. We especially loved the quiet and private setting of the side lanai for our evening relaxation. Perfect location with easy access to the best of Kailua Kona. We will definitely be back!
