The property is advertised as a premium accommodation with a 10/10 rating; however, based on our experience, it did not meet that standard. I would rate it closer to a 7.Upon arrival, there was an unpleasant odor throughout the home, and the property appeared quite dated. The furnishings, appliances, and overall condition felt old. Cleanliness was below expectations, with visible sand and dirt in the bedrooms and bathrooms, stained linens, and some broken furniture.The location is not convenient for Kona attractions, grocery stores, or activities, requiring approximately a 30-minute drive. The property is also not within walking distance of a beach and offers no ocean view. Given the expensive nightly rate, nearby resorts with inclusive amenities may provide better value.Pros: The owner/manager was very responsive and friendly, and the home is spacious.Overall, this property does not align with a premium or 10/10 rating.

The property manager was really great and the unit was really clean and well stocked. We love the location and the amenities. The furniture is fairly old and pretty uncomfortable (lumpy beds, easy chairs that have broken seats, couch that you sink into without support). Luckily we spent most of our time at the beach or sitting on the balcony (those chairs were excellent). Would stay here again in a heartbeat if they got new mattresses and living room furniture.

We loved our stay! The condo was clean and well-equipped with everything we needed for 6 adults. Location is fabulous—an easy walk to shops, restaurants, and A-Bay. Would stay again!

Been to Fairway Villas many times. Always a great experience. The AC didn’t work after day 1 Property manager came once. Worked for a day and broke again. He never returned. After repeated texts and texts to property owner, we spent remainder with fans. AC wasn’t working for 5 of the 7 days we were there. It was disappointing and willNever use this particular property manager or location again. I return to Waikoloa beach often. Will avoid this one due to poor treatment. We contacted them and gave them a chance to make it right and was ignored. Would Not recommend.

This was a superb location, close to beach, shops and food. We had a wonderful time.

We had a wonderful stay here. The photos and description in the listing were accurate. Beds were comfortable and the area was quiet. Check in and check out went smoothly. We didn't have any issues. Kitchen had everything we needed (we ate all our meals at home). The place was clean and we appreciated all the extra beach gear. We would gladly stay again in the future.

Our stay here was wonderful, from booking to check out and everything in between. The hosts were responsive and helpful, the beds and furniture were comfortable, there was plenty of space for my wife and I, our three kids, and my in-laws. The view from the lanai was gorgeous for sunrise and sunset. And they had lots of extras: swim fins, boogie boards, 4 beach chairs, multiple umbrellas, coolers, etc. Nearby A-bay offered a great beach to relax at while the kids swim and play in the sand. Some fish and turtles there if you’re snorkeling, but of course there are better snorkel spots. Queen shops and king shops had lots to offer for food and shopping, with miniature golf at the kings shops. All around great location, and fabulous place to stay. I honestly couldn’t say enough about it. Will look to stay here again any time we come back to Big Island.

This is our second time to this area but first time staying at fairway villas. This unit was wonderful, fitting 6 people (4 adults, 2 teens) comfortably. We loved the deck overlooking the golf course and lava, the pool and hot tub were beautiful, and it was conveniently close to the shopping areas and public access road to A bay. We also made good use of the beach chairs, umbrellas, boogie boards, and snorkel gear! Mahalo!

This penthouse was just as advertised. Plenty of room for the family, nicely stocked kitchen. Pool and hot tub were fun.

Great place, included basic necessities like dish and laundry detergent. Everything worked and place was nice and clean. Four beach chairs and two umbrellas included.

Enjoyed our 8 night stay at this third floor condo. Very clean and well stocked with kitchen and beach supplies. Comfortable king bed.We do wish there had been a reserved parking spot for this unit as we have had in other units in this area as it was sometimes difficult to find a parking place close to the condo. Other than that we did enjoy our stay very much!

Really enjoyed our stay. Elegant but relaxed is the way I would describe the feel of the unit and complex. We all enjoyed the mountain views: from the balcony Kohala, Mauna Kea, Mauna Loa, and Hualailai can be seen. Our college age kids loved having breakfast and lunch on the Lanai. There were plenty of beach supplies including folding chairs, umbrella, book exchange in the office, and coolers and everything needed in the kitchen.Peaceful and Relaxed just like the Big Island itself.

The property was perfect for the six of us (two teens, me, my husband and my husband’s parents. There were enough beds for everyone. The condo was well stocked with a full size washer and dryer, a fully stocked kitchen and beach and pool things (towels, chairs, cooler backpack, umbrellas, boogey boards, etc). We enjoyed watching the sunrise on the lanai. The condo is walking distance to the shops and restaurants. We enjoyed our trip immensely and would definitely stay at this condo again. Mahalo.

The condo was beautifully decorated, spotless, and furnished with many cooking staples in the kitchen. The layout was perfect for our party of 3 adults, providing us with our own separate private bedrooms and bathrooms. Every morning we enjoyed our coffee and the golf course views from the lanai. After exploring the island, we returned to the refreshing central A/C in the warm afternoons. The shops in the nearby Queen's Marketplace were fun to explore and the deli in the Island Gourmet Market had a great assortment of food items to grab and go, along with some well-priced souvenirs to take home. We're already looking forward to our next visit!

Check-in and Check-out were well explained in the booklet on the living room desk. Accommodations were as close to perfect as it can get. Well laid out living, sleeping and dining locations. Very enjoyable experience.

We had such a relaxing stay at the condo. The condo was clean and equipped with all that we needed. We sat on the balcony every morning, drinking coffee and watching the sunrise. We used the beach chairs to enjoy A-Bay, a beautiful beach for swimming, snorkeling, and seeing turtles. There are two small shopping centers within walking distance, and a hiking trail around the property. The pool was nice and a perfect area to watch the sunset. All in all, we had a wonderful stay.

All the VRBO's we've stayed in have been clean and ready, but this place was above and beyond ready for guests. We had a great stay. The only drawback was when the golf hole was placed behind the palm tree (just kidding). Excellent location in a fantastic complex.

The condo was beautiful and well equipped with lots of water sports equipment and extra linens. The location is superb, being within a short walk of both Kings Shope and Queen's Marketplace. The owner was great to work with in formalizing the arrangements. All in all, we had a great 20 nights in Waikoloa.

We had a nice stay at this property. The pool is very nice, relaxing and quiet. We love everything Waikoloa and this location was close to everything we do in this area. Bonus was having two rooms with King size beds. We had quick responses to an issues we had which were not much. We recommend this property to anyone wanting a nice relaxing Hawaiian vacation. The home had every amenity we needed.

Lots of amenities- beach chairs, towels, condiments, coolers etc are provided. Had every kitchen appliance you may need. Very clean and the complex has a wonderful pool. We thoroughly enjoyed our stay!

Our stay was amazing. The grounds are beautiful and the pool and bbqs are so close to the unit. The condo itself was perfect. Very comfortable with everything we needed included like all the beach gear and the kitchen was well stocked. Our whole group had an amazing trip and we’re sad to leave. Would definitely like to stay again in the future.

We've stayed at multiple units in the Fairway Villas and this was one of the best!!! - The loft easily accommodated our family - All communications including the check in process were terrific - The property was immaculate! - Kitchen was VERY well stocked - Location was perfect. Close proximity to pool, BBQs, and path to shops - View of the golf course was stunning If you are considering this property for your stay, you will not be disappointed. Book this property now and spend the rest of your time planning your vacation! You won't regret it.

Loved this property. The house was lovely and comfortable for a family of 6. The area around the condo is clean and safe. It’s great being within walking distance to the beach. Would love to stay here again!

My husband and I were last on the big island 14 years ago and wanted to bring our children there. We chose the right place to stay! The condo is so much more spacious than it appears in the photos. It was extremely well stocked and spotless and the property manager was very accommodating, we were so pleased. We spent every day exploring the island and only returned home for dinner (sometimes) and bed. It was a wonderful week!!

This unit was great. It was well stocked and the location was fabulous for our needs. The property manager responded quickly when I contacted him. I would definitely stay here again.

Thoroughly enjoyed staying in this particular condo due to it's location on property as well as it's proximity to both Kings and Queens shopping centers. So convenient to be able to walk to both. The Condo was very clean, furniture in great condition and nicely decorated as well. It was very roomy, could easily accommodate a family of 6 (it has a loft with two twin beds). This condo is on the 3rd floor (there is an elevator) and the view of the golf course is wonderful way to start your morning with a cup of coffee on the lanai - so peaceful and beautiful. Bill and the property manager Joe, were easy to communicate with from beginning to end. We would definitely stay here again in a heartbeat!

My family and I had an awesome stay here in late April 2024. The place was very clean, comfortable, well outfitted and was true to the description. That bathrooms were clean and the bathroom in the master bedroom was very nice. The condo had boogie boards, beach chairs and beach umbrellas. The kitchen was well equipped and the only things we couldn't find were red wine glasses and a large cookie sheet; this was one of the most well equipped VRBOs we have stayed in. We could tell the owners take pride in hosting on VRBO and the attention to detail and how well outfitted this unit was made for a great experience. I wouldn't hesitate to stay here again but a few things to note: this place is probably not ideal for those with young children - our children are well behaved and we were very strict about quiet hours yet a neighbor commented they were noisy; there were also reports of noise complaints from families with young kids in the guest book. This is a third floor unit and two loft beds are up a steep staircase; not an issue for our family but something to be aware of. Lastly, the lowest the thermostat could be set to was 73 and if the doors weren't shut for 5 minutes the AC wouldn't run; we had an uncomfortable night until we figured this out and 73 is still not as cool as we keep our house in the summer. Overall this is a fantastic condo for a visit to the area and we had a great stay! I would definitely stay here again if we return to the area!

We had everything we needed here: comfy beds, ceiling and portable fans, beach towels and gear, bath towels, and kitchen supplies. The walls and doors are VERY well insulated! We never heard our neighbors. We swam in the infinity pool every morning and evening and played mini golf at the King's Shops a couple of evenings. We also walked to A Bay beach a few times. Lovely!

The location is awesome, close to some of our favourite beaches and next door to shopping if needed. We enjoyed the little extras that come with renting someone's place instead of a hotel room: the snorkels, beach towels and boogie boards. Full kitchen with everything we needed and each family member could choose a comfortable bed and fully stocked washroom. Will visit again!
