Property Overview
With all of the options of places to stay on the Big Island, why choose my condo? Here are a few reasons. Remember, we are located on the North Kohala area of the Island, about 30 miles North of Kona and about 100 miles from the Volcano. Rest asshured, this property conforms to Hawaii Zoning Laws.
1. My condo is a very open and a bright corner unit with views of mountains, ocean and the expansive terrain. The views are spectacular.
2. Location is superb, one of the first exits at Waikoloa Village for easy and fast in and out. Great central location near all of the best sandy beaches on the Big Island.
3. The weather is superb. With only 12 inches of annual rainfall and common trade winds, it tends to stay clear, warm and dry.
4. Rates are very reasonable for a fully furnished, privately owned, large 3 bedroom, 3 bath condominium with these amenities and views.
From the moment you set foot in this 3 bedroom, 3 bath, 1300 square foot Condominium, you will be immersed in the “Aloha Spirit”. This corner unit at Waikoloa Greens truly has a beautiful layout. This condo has many upgrades including Brazilian Cherry wood laminate flooring in all of the bedrooms and throughout the upstairs. The living room is laminate flooring as well. Tile flooring appoints the baths and kitchen. Beautiful granite kitchen counters and upgraded appliances. Many more upgrades as well.
There is no A/C however, each bedroom has it’s own bath, ceiling fan and sliding glass door out to it’s own lanai. The kitchen and living room (with bay window and ceiling fan) and master bedroom have stunning views of the ocean, Hualalai Mountain and beautiful tropical sunsets. It is decorated throughout with Hawaiian furnishings, rattan furniture and Hawaiian photos. The living room is appointed with a 48 flat screen tv, surround sound, stereo and dvd/cd player. Wireless Internet and cable tv are also provided . We also have installed flat screen tvs in all bedrooms.
The condo is well equipped with washer/dryer, beach towels, cooler, boogie boards, beach chairs, etc. The beautifully remodeled kitchen has granite countertops and stainless steel appliances and is fully equipped with dishes, microwave, toaster oven, blender, cooking utensils and everything you will need to prepare meals if you so choose on your vacation.
There is a king bed in the master, a queen in the second bedroom and a twin trundle bed, that makes into a king in the third bedroom which doubles as an office/den.
There are abundant bbqs on site and a very nice heated pool and hot tub that were just redone. Tennis courts, play ground facilities and exercise facility 100’ away. There is also another pool, tennis courts and more for your use nearby.
Location, Location, Location:
Overlooking the Kohala Coast, Waikoloa Village is in a perfect location from which to launch your exploration of the Big Island. We are fortunate to experience some of the best weather on the island. Rarely do we experience the vog that sometimes plagues other parts of the island. The weather is in the 80's Fahrenheit year round during the day, and around 70 Fahrenheit at night, which makes it warm during the day and cool enough at night to sleep. Restaurants, sightseeing and shopping:
You are located a short stroll from the Waikoloa Village featuring a large grocery store complete with fresh butcher, deli and bakery, a bank, health food store, restaurants, bars and other shops for your convenience.
Waikoloa Restaurant and Bar is a short drive with great food and a generous happy hour. Don't miss the crab boil they put on once a month.
There are over 20 other restaurants located in the Waikoloa Beach area including Tommy Bahamas, Ruth Chris, Roy’s, The Tropics Ale House, the Sansai Seafood Restaurant and Sushi Bar and many more. The Dolphin Quest at the Hilton Waikoloa Beach area is also about 10 minutes away with it's restaurants and shopping.
You can experience world class shopping at the King and Queens shops of Waikoloa. 15-20 minutes North of Waikoloa is a town called Waimea, or Kamuela, which is home to world famous restaurants, such as Merriman's and Daniel Thiebauts, as well as being home to the famous Parker Ranch Paniolos (Hawaiian Cowboys).
Kona town is a 30 minute drive to the South, where you will find the Kona Brewery, The Kona Inn, Huggos by the Sea and many other fine restaurants and plenty of shops. Costco is located between Kona and the airport.
You are also just a short drive to catch Saddle Road which will take you to the Hilo side where you can check out Akaka Falls, Rainbow Falls, Waipi’o Valley and many other sights and waterfalls along the Hamakua Coast. You are also a 2 hour scenic drive from the Mauna Kea Summit and observatories, or the same distance from Kilauea, Hawaii’s live volcano.
Golf:
Waikoloa Village Golf Course is your backyard. It is a par 72. It plays to 6,791 yards and is situated at the 1,000 ft elevation overlooking the beautiful Kohala Coast. The course was designed by Robert Trent Jones Jr. and as our guest you will receive discounted green fees. Many other exceptional courses await you nearby.
Snorkeling:
There are many places to snorkel including 69s Beach or any of the access points along Puako Road which is a short drive away. Mauna Lani, A- Bay, Mauna Kea, are also some excellent choices. If you don't mind the drive, there is outstanding snorkeling at Kahaluu Bay, which is 7 miles south of Kona. (about a 35 minute drive) Here you will see large numbers of very friendly, colorful fish, and lots of Green Sea Turtles. (you don’t even have to get into the water to see the turtles, just look in the tide pools and on the rocks) If you want the very best, either Kayak or take a snorkel cruise to Kealakekua Bay (Captain Cook’s Monument). It is the very best snorkeling I have experienced in the Islands with over 100 feet of visibility. Honaunau Bay (Place of Refuge) is also nearby.
Beaches:
Nearly all of the best sandy beaches on the Big Island, are nearby along the Kohala Coast including Hapuna, 69s, Spencer, A- Bay, Mauna Kea, Kua Bay and many more

Working with owner was simple and timely. Great communication. Place was clean (but dated). There is no AC but there were fans available to help bring a good breeze to the unit to sleep ( we were there in June 2025 - air temps 70 - 80). Unit needs more beach/pool towels. The towels don’t dry overnight on balcony because of humidity. I also suggest bigger bars of soaps or more shower gel available in the bathrooms.
We enjoyed the condo! We especially loved the location and all of the beach items that were available to use, boogie boards, snorkeling gear, chairs, umbrellas, kids toys it has it all! Thank you so much...the only issue was we saw a few cockroaches but I suppose that comes with the environment
The condo was extremely comfortable and well equipped. We were able to stay for 9 nights for what it would have cost us to stay at one of the resorts for 2-3 nights, plus we had the convenience of a well-equipped kitchen, washer/dryer, and a closet full of boogie boards, beach chairs, snorkel equipment and other stuff. The view was lovely, and we were highly entertained by the local turkeys! Gary was very helpful answering my many questions. We would recommend this property to anyone.
We loved everything about our stay here! The view from the balcony is great! We saw orcas swimming from the balcony using binoculars! Waikoloa is a nice place to stay that is a far starting point for many places on the island. The condo is beautiful! I would definitely look for this unit to stay in again!
The views with this property were amazing, and the wild turkeys, roosters, chickens and birds were delightful. It has three bedrooms which was what we needed (the third being a daybed). The condo itself was a bit dated and the kitchen was small. But the biggest issue was no A/C. It’s hot in Hawaii, and there’s not always a breeze. It was hot in the second floor king bedroom facing the view on most nights. Some nights were ok. We won’t be returning.
Enjoyed our two week stay in Gary’s condo! Doesn’t have air conditioning but we didn’t need it, just opened sliding doors, as other guests suggested, to allow wind to cool off the place. Kitchen had everything we needed. Nice spot to launch from, really enjoyed exploring the island. Lots of birds around including turkeys, saw whales’ splashes from the balcony, of course lots of goats in the area and a few donkeys (they couldn’t have cared less about us!) We would stay there again and have referred friends!
A well stocked two-floor end unit condo facing the ocean with Lanais on each level. No air, no problem. When you open windows on both ends and invite the trade winds to flow through, you will enjoy what Waikoloa residents have had for years - a perfect climate.
The property was just as described and had a great view. We also thoroughly enjoyed the many amenities (pool table, tennis court / pickle ball court, ping pong table, foosball).
Great property, was well supplied, wonderful view, centrally located in Kona, and lots to do.
The price was great, so that is the number one selling point! Rooms were not too bad, and had a great view from the master bedroom lanai and the living room lanai. No AC, but in the evening it cooled down nicely, so we slept well. M only issue was the automatic door locking mechanism was a little on the fritz. Luckily he had a locked backup key we could access, but i would recommend getting a more reliable door lock. Maybe the door itself was a little tight and the motor had a hard time unlocking. I had to pull the door a little to relieve the load. Pool was great and the hot tub as well. Location was good. I would recommend this place to anyone looking to visit the island.
Our family had a great stay at Gary’s condo. The views are amazing, and the condo is very nice and clean. We enjoyed the pool, billiards, basketball and foosball. Gary provided some great beach gear umbrellas, chairs, snorkel gear and beach toys. Close enough to some awesome beaches. Gary was a great host. We will definitely return.
Away from water and chaos of beaches. Older, quiet property in a good way. Great pool area until the little kids get there. Great stay.
It was so nice coming into the unit and discovering it was cleaned well. (We've stayed in other units by owner that have not been as clean so this was a plus.) The kitchen was fully stocked with things like spices and salt and pepper and every utensil or plate that you could need, even Tupperware for picnic outings which we did a lot of. We had four adults with us (myself and my husband and two kids in one room (we ordered two cribs from Kona Kids - they are awesome!), our brother in law in the downstairs room, and his girlfriend in another room. **Each room had its own ensuite bathroom!!** Even the main floor smaller bedroom with the desk in it had a bathroom and a sliding door to both rooms, which became our brother in laws separate area. This was a highlight each having our own bathroom and shower! There are also stairs in this unit. One thing i do need to mention is that this unit does not have air conditioning. We have two little ones ages three and under 1 and it was very hot for them. Our 3 yr old wouldn't like to go to sleep at night because of the heat. It was very very hot for all of us, so we ended up going out for full day outings just to get out of the heat. Sometimes it was hotter inside than outside. That being said, they do provide you with extra fans which we had on constantly. This unit is family friendly and maybe more appropriate for older kids. We enjoyed our stay and are so appreciative that we found a unit that was affordable and in a nice area.
